Payment and booking confirmation
To confirm your booking, you must pay 100% for the single room arrangements. After this, you will immediately receive a booking confirmation. When renting the entire villa, a 50% deposit is required and the other half must be paid 8 weeks before arrival. If you book within these 8 weeks before arrival, the whole amount will be considered as booking confirmation.
Arrival and departure
- You are welcome from 3 pm on the day of arrival. Early check in is possible and bookable on RoomRaccoon.
- Check-out is at 10am on the day of departure. Late check out is also possible and can be rebooked on RoomRaccoon.
Please inform us of your arrival and departure time and any delays so that we can take them into account.
It is possible, at your own risk, to bring your luggage earlier or still leave it at departure villa.
House rules
To make everyone’s stay as pleasant as possible, we would like to draw your attention to the following house rules:
- No loud music after 00.00 on our premises.
- Use common areas such as the kitchen and living room: please tidy up your used items again and put the utensils in the dishwasher.
- Air conditioning off when leaving the room. Air conditioning should never be turned on in rooms with doors or windows open. cool a room to the desired temperature.
We take care to minimise our impact on the environment. We feel it is both our responsibility and that of our guests to take care of the environment of this beautiful island.
- Furthermore, we ask you to be considerate about the use of both water and electricity. Follow these simple guidelines for responsible use of air conditioning; air conditioning should never be on in empty rooms, as it takes only 5 minutes to cool down a room.
We thank you in advance for your careful consideration of this matter.
- We cannot be held responsible for the failure of mechanical equipment such as pumps, boilers, televisions, electrical kitchen appliances, pool filtration systems, nor for the failure of public utilities such as water and electricity. However, if there is a breakdown or interruption of any of the services listed here, we will do our best to diagnose the problem, repair or replace the item as soon as possible
- It is not possible to sublet the villa to third parties.
- You are requested to be considerate of our neighbours and not cause any nuisance or annoyance, including to your fellow guests. We reserve the right to terminate the stay.
- You are responsible to leave all furniture, facilities and equipment of the villa in the same condition.
Damage policy
- You will be given keys to the house, your room and the remote control for the gate. Loss of the keys and gate remote control will incur a charge.
Costs of having keys made are 20 euros and the remote control of the gate is 60 euros.
- Any damage to the house will incur a charge. We ask you to inform us of any damage or breakages caused during your stay.
A full check will take place after your departure and before the next guest arrives. You will be informed of any damage found (photos will be taken) and we will inform you as soon as possible of the cost of repair, hourly workers and/or replacement.
- No loud music after 00.00 on our premises. There is a high fine for noise nuisance from the Police National in Ibiza, namely 40.000,-. This fine is for your own account if you have caused nuisance anyway.
Security and privacy
- We expect data and or images of all parties to be handled with discretion.
- The rental price of the villa does not include any personal insurance cover of any kind.
- We strongly recommend cancellation and/or travel insurance with personal accident cover.
- All valuables left at the accommodation are left at your own risk.
- Please ensure that all windows and doors remain locked on departure.
- No compensation can be given from us in case of burglary.
- We would like to remind customers of the importance of supervising children at all times, especially around the gardens and swimming pool.
- Please do not use glassware in or around the pool area. Plastic glasses are provided for this purpose.
- We are not responsible for personal injury or death of any member of the booking party, or any other person at the accommodation. The facilities are used strictly at your own risk.
Cancellation policy
Covid
There are modified cancellation conditions concerning Covid-19:
- If travel is not allowed from the Netherlands to Ibiza due to Covid measures, the stay may be cancelled with a 100% refund of the amount paid for the stay.
Cancellation regarding these possible Covid measures is valid up to and including the day of arrival.

- More than 50 days before arrival- 40% of the total cost
- 50-40 days prior to arrival- 50% of the total cost
- 39-30 days prior to arrival- 65% of the total cost
- 29-14 days prior to arrival- 85% of the total cost
- Less than 14 days prior to arrival- 100% of the total cost
